Description

Pierrepont Farm, Frensham, Surrey
Extending to approximately 61 hectares (151 acres), Pierrepont Farm is an equipped dairy farm, located within the Surrey Hills Area of Natural Beauty, on the banks of the River Wey. Comprising 13.04 hectares of arable land, 33.65 hectares of parkland restoration, a further 3.20 hectares of permanent pasture, and 10.60 hectares of river meadow, it comes complete with a herd of approximately 50 Pedigree Jersey cows.

Pierrepont’s owners, The Countryside Regeneration Trust (CRT), are looking for anentrepreneurial farmer with a passion to farm in harmony with nature and produce high quality food, while enhancing the wider environment.

Tenders must be received at the CRT’s Cambridge office no later than noon on Monday 8th January 2024.

Pierrepont Farm estate is owned by the CRT, a conservation charity dedicated to showing how farming can work in balance with nature. The CRT works in partnership with its tenants to help develop financially sustainable agroecology-based businesses where nature and people can thrive. Pierrepont and its herd of pedigree Jersey cows were donated to the CRT in 2006 by highly respected dairy farmer, Jo Reader. The Pierrepont Jersey herd remains at the heart of the farm today.

In addition to the farm, the estate includes areas of woodland, a range of listed traditional farm buildings which have been converted to commercial units that are leased, several residential properties, and facilities for education and public access.

The letting includes Silvergate Bungalow, a three/four-bedroom property with garden. Thebungalow is being renovated, and if it is not available from the commencement of thetenancy, alternative residential accommodation will be available on the estate until the bungalow is ready.

The farmstead includes:

• Large timber framed Farmplan livestock building (58m x 49m) incorporating cow kennels, areas of loose yard, robotic milking parlour, dairy, farm office, multi-functional education room and toilets.

• Slurry pit (50m x 16m).

• Open fronted shed (18m x 8m).

• Hay barn (18m x 11m).

Tenancy
The farm is offered to let under a Farm Business Tenancy agreement for a term of 10 years,commencing on 1st April 2024. The rent will be payable half yearly in advance on the 1st April and 1st October in each year of the agreement. The rent will be subject to review every 3 years. A copy of the draft Farm Business Tenancy agreement is available in the document pack.

Conservation Plan
As an exemplar of how nature and farming can combine, a conservation plan will beincorporated into the tenancy agreement. This will include projects identified by the Landlord and initiatives from the Tenant. Further details are provided in the information pack.

Repairs, Maintenance and Renewals
The repairing liabilities will be based on those contained in the draft tenancy agreementavailable in the document pack. A schedule of condition will be carried out in advance of theTenant taking entry.

Trees
All trees, both growing and deadwood are reserved to the Landlord.

Services
The farmhouse, buildings and land are served by mains water and mains electricity. Alldrainage is to private septic tanks and sewage treatment plants.

Rights of Way and Public Access
The King Alfred’s Way (a 350km circular off road cycling route) passes through the southern part of the farm and is popular with cyclists and walkers. This is complemented by permissive footpaths down the main drive to The Reeds Road and through some of the woodland. The CRT is hoping to expand the permissive path network to provide a circular route around the estate, incorporating some of the farmland. This route will be agreed with the Tenant. The popularity of the area by recreational users offers opportunities for a wide range of farm diversification enterprises.

Shooting and Sporting Rights
All shooting, sporting, fishing, hunting, and deer stalking rights are reserved by the Landlord. The fishing is leased to a local fishing club who work with the CRT to maintain the ecological value of the banks and the River Wey.

The Old Dairy
This is a complex of traditional farm buildings located at the southern end of the estate and is occupied by a range of small craft and artisan businesses. The current farm tenant supplies milk to the cheesemaker who occupies one of the units and the CRT would like to see thisarrangement continue. Further opportunities for collaboration between the farm and commercial tenants may evolve in the future.

Location
Pierrepont Farm is located 3 miles south of Farnham, on the edge of the parish of Frensham. The A31 runs through Farnham and provides direct links to Winchester and Guildford.

Directions
From the A31 Farnham Bypass: at the traffic lights, drive up Station Hill and bear right onto Tilford Road. Continue along Tilford Road for approximately 2 miles and turn right into The Reeds Road. You pass the Rural Life Centre on your right and Pierrepont Farm is on your leftshortly after, but before you reach Squires Garden Centre. Follow the main drive and you will arrive at the farmyard on your left. Parking will be signposted.
